You can get same results for less money. If you want something more durable, it will cost more, but there are options out there that are much more durable than this. I use it in my attached garage also without flakes or clearcoat. In both cases it was new / clean, cured for > 30 days, cleaned, acid washed twice, dried, applied at 70 degrees with no rain in forecast. It still has some places where it has lifted under my tires and the clear has peeled in some places on the detached garage. It is nice for cleanups, but I expected it to be more durable. I have seen polyurea (I think that is what it is called) coatings since that are indestructable, but do cost even more than ucoatit.
